Iowa Hunting Land for Sale
Habitat
The farm is home to the best wildlife habitat imaginable. The following is a brief
description of what the farm offers. To truly appreciate the entire farm, interested
buyers should spend the day walking across the hunting paradise.

A large creek runs through the property from the west border to the northeast corner. The
creek varies from 20 to 30 feet wide and 1 to 4 foot deep. The creek runs year round and
will not dry up in drought years.
To the south of the creek are numerous hardwood ridges. There are
approximately 110acres of hardwood timber located to the south of the creek. The hardwood
timber is filled with large oak, walnut, and hickory trees. The timber has not been
harvested in recent history. Isolated within the hardwood timber are 3 areas where the
timber was cleared at one point in time. Currently, these areas are grown up in tall
grasses and small briars. They serve as ideal bedding areas, but could also easily be
utilized for food plots. These 3 areas total approximately 6-7 acres.
Along the north side of the creek, there are approximately 45 acres of productive creek
bottom farmland. The farmland is currently utilized for hay production, as we feel this
maximizes the wildlife potential on the farm. The farmland could also be utilized for row
crop production (corn/soybeans).
The north side of the farm is diverse mixture of hardwood timber, small
open fields, and thick brushy bedding areas. Approximately 50 acres of this area are
hardwood timber that is filled with large oak, walnut, and hickory trees. Approximately 15
acres are tillable farmland which is utilized for hay production. The remaining 35 acres
are overgrown pasture that serves as ideal bedding habitat for wildlife. The majority of
these bedding areas are located on south facing hillsides which serve as prime wintering
areas for whitetail deer.
Two ponds are also located on the north side of the farm. The two ponds serve as an
excellent water source for wildlife on the north side of the farm. The two ponds are also
fully stocked with fish.
The farm is also covered with excellent morel mushroom habitat. There are
literally thousands of morel mushrooms on the farm in the springtime.
